Buyer's Guide San José del Cabo · Costa Azul · Downtown · Ánimas ✦ Updated November 2026
Direct Answer

San José del Cabo condos with rental potential cluster in three areas: Costa Azul and the Hotel Zone, downtown’s Art District, and Ánimas near Flora Farms. In my November 2026 and June 2027 Airbnb searches, comparable two-bedroom condos showed nightly equivalents of roughly US$198–$238 for a seven-night stay. The right area depends on how you’ll use the condo yourself — beach, walkability, or a quieter farm-to-table setting — because that is usually what your guests are looking for, too.

🏠 Compare two-bedroom condos in all three areas
Hi, I’m Tomás with Baja Smart Real Estate. Buyers often ask me: “I’d like to buy a condo in San José del Cabo, spend some time there, and rent it out when I’m away. Where should I look?” I usually start by asking where they would enjoy staying. Would they rather be near the beach, walk to dinner downtown, or stay somewhere quieter near Flora Farms? In this guide I focus on two-bedroom condos in those three areas, share the real rental rates I found, and explain where a new project like Sendero fits in.

Where to Buy a Condo With Rental Potential in San José del Cabo

A condo with rental potential is one that you would genuinely enjoy staying in — and that a guest would choose over the alternatives for the same reasons. In San José del Cabo, those reasons usually come down to three settings. Here is how I compare them for two-bedroom condos.

Beach · Surf · Ocean views

Costa Azul and the Hotel Zone: Close to the Ocean

I’d start here if you enjoy the beach, surfing, or an ocean view. Costa Azul and the Hotel Zone offer both established condo buildings and newer developments, many of them along the beach between Costa Azul and the San José estuary.

Pay attention to beach access. A beachfront condo offers a different experience from one where you need to cross a road to reach the sand. That matters for your own stays and for guests choosing a rental. If you want to go deeper on specific buildings, see my top beachfront condos in San José del Cabo.

Best for: beach lovers and surfers; guests who book for the ocean view.

Walkable · Art District · Restaurants

Downtown San José: Getting Around on Foot

Downtown is a good place to look if you enjoy walking to coffee shops, restaurants, and galleries. For guests who like exploring on foot, that convenience can be a reason to book.

Our Baja Smart office is on the Art Walk streets, so this is an area I know well. Cardinal Living — two-bedroom condos a block from the main square, with on-site management that can rent your unit when you’re away — is one of the options we can explore. Stop by the office when you’re in the neighborhood, and we can talk about what’s available.

Best for: buyers who want to park the car; guests who book for culture and food.

Quiet · Mountain views · Flora Farms & Acre

Ánimas: Near Flora Farms and Acre

Ánimas may appeal to buyers who prefer mountain views and a quieter setting near Flora Farms and Acre. It’s also worth considering for guests attending weddings or events nearby.

Access varies by property, so I’d check the roads and walking routes. Some places are a short walk from the restaurants, while others are more comfortable to reach by car.

Sendero San José: A New Two-Bedroom Condo Option in Ánimas

Sendero is one of the projects we’re looking at in Ánimas. It’s a boutique building of 16 condominiums by OR Group, designed by Mexican architect Francisco Pardo, with two- and three-bedroom layouts from about 1,238 to 2,153 square feet. Completion is expected in 2027, the model unit is open, and vacation rentals are allowed.

Flora Farms is approximately 150 meters away — about 490 feet. Acre is roughly 260 meters away, or 850 feet, although the route is hilly. Puerto Los Cabos Marina is approximately 2.4 kilometers, or 1.5 miles, away. The setting offers views toward the valley and the Sierra de la Laguna, with sunset colors being part of the appeal.

What Do Two-Bedroom Condos Rent For in San José del Cabo?

I searched Airbnb for weeklong stays in November 2026 and June 2027 to get a feel for two-bedroom condo rental rates in these areas. The amounts below are approximate nightly equivalents based on a seven-night stay. They’re examples from my searches, rather than area averages.

Area November 2026 June 2027
Costa Azul — 2 bedrooms US$198/night US$222/night
Downtown San José — 2 bedrooms US$238/night US$238/night
Ánimas near Flora Farms — 2 bedrooms US$222/night -

Approximate nightly equivalents from seven-night Airbnb searches, converted at MXN $18 per US$1. Prices vary by property, dates, and availability. Taxes and fees may be additional.

In Ánimas, the June option I found was a one-bedroom unit at approximately US$222 per night. I’ve left it out of the table to keep the comparison focused on two-bedroom condos.

June wasn’t cheaper in these examples. That’s a useful reminder to check actual dates and properties instead of assuming every condo will follow the same seasonal pricing pattern.

How my searches compare with the market data

Market-wide data gives useful context. According to AirROI’s trailing-12-month figures (October 2025 to September 2026), two-bedroom entire homes on Airbnb in San José del Cabo averaged about US$275 per booked night and 35% occupancy. Average annual revenue was roughly US$21,000 per listing, but the median was closer to US$13,200 — which tells you that well-located, well-managed condos earn far more than the typical listing. March and December are the strongest months; September is the slowest.

Advertised rates are not the same as income

Before buying, we would also review the costs of managing and maintaining the condo: HOA fees, property management, cleaning, utilities, insurance, and taxes. In Baja California Sur, Airbnb collects a 4% state lodging tax, and guests may also pay 16% IVA; owners have their own income-tax obligations in Mexico, so I always recommend speaking with a local accountant.

Your own stays matter too, since those dates won’t be available to guests. That helps us put the advertised rental rates into perspective. For a broader look at returns across the city, see our San José del Cabo real estate investment guide.

Staying Near Flora Farms and Acre: Why Location Matters for Rentals

During my Airbnb searches, I found very few two-bedroom condos available near Flora Farms for the dates I checked.

There are premium places to stay nearby, too: the two-bedroom villas at Acre and the Haylofts at Flora Farms. In my November search, the nightly equivalent for a seven-night stay was approximately US$1,849 at Acre and US$1,349 for a Hayloft at Flora Farms.

For guests coming to a wedding, staying close to friends and family can be part of the fun. Sendero could offer a more affordable way to stay in the area, especially for friends or couples sharing a two-bedroom condo. Flora Farms is a short walk away. For Acre, the hilly route may make a ride more comfortable, particularly in wedding clothes.

That’s one reason I would consider Sendero’s location when looking at condos for personal use and rentals. The rates at Acre and Flora Farms help illustrate the nearby lodging options, but they don’t tell us what a condo at Sendero would earn.

Rates are approximate nightly equivalents based on seven-night stays, converted at MXN $18 per US$1. Taxes and fees may be additional. Prices and availability may change.

⛵

Close to the marina, too: Sendero sits about 1.5 miles from Puerto Los Cabos Marina, with its restaurants, golf and fishing charters. Our Puerto Los Cabos real estate guide covers that side of town.

Where Would You Enjoy Staying?

If your ideal morning starts near the ocean, I’d begin with Costa Azul and the Hotel Zone. If you like walking to coffee, restaurants, and galleries, I’d look downtown. If you prefer the setting around Flora Farms and Acre, Ánimas is worth a visit.

Tell me how you picture using the condo, when you expect to visit, and your budget. We can look at a few properties together, compare the costs and rental rules, and see which one makes sense for you.

Frequently Asked Questions: Rental Condos in San José del Cabo

Q Where is the best area to buy a condo with rental potential in San José del Cabo?

It depends on how you’ll use it. Costa Azul and the Hotel Zone suit beach and surf lovers; downtown and the Art District suit buyers and guests who want to walk to restaurants and galleries; Ánimas, near Flora Farms and Acre, suits those who prefer a quieter setting with mountain views. The best rental condo is usually one you would genuinely enjoy staying in yourself.

Q How much do two-bedroom condos rent for in San José del Cabo?

In Tomás Germes’ seven-night Airbnb searches for November 2026 and June 2027, two-bedroom condos showed nightly equivalents of about US$198–$238 in Costa Azul, downtown, and Ánimas. Q Are vacation rentals allowed at Sendero San José?

Yes. Vacation rentals are allowed at Sendero, a 16-unit boutique condo building in Ánimas, San José del Cabo, with completion expected in 2027 and a model unit open. As with any building, review the condominium regulations, HOA fees, and management options before you buy so you know exactly how rentals are handled.

Q How far is Sendero from Flora Farms and Acre?

Flora Farms is approximately 150 meters (about 490 feet) from Sendero, a short walk. Acre is roughly 260 meters (about 850 feet) away, but the route is hilly, so many guests prefer a short ride. Puerto Los Cabos Marina is about 2.4 kilometers (1.5 miles) away.

In Baja California Sur, Airbnb collects a 4% state lodging tax on the advertised price, including cleaning fees, and guests may also pay 16% IVA (Mexico’s value-added tax). Owners also have income-tax obligations on rental income in Mexico. Rules change, so confirm your situation with a Mexican accountant before you start renting.

Q Can foreigners buy a condo in San José del Cabo?

Yes. San José del Cabo is within Mexico’s restricted coastal zone, so foreign buyers typically hold residential property through a fideicomiso, a renewable bank trust that allows you to use, rent, sell, and pass the condo to heirs. The purchase is closed before a Mexican notario público.
